121) Appraising a Potential Listing

Dear Henry,
What would the ethical boundaries be of an appraiser completing an appraisal for a homeowner (a pre-listing appraisal), and then engaging in a listing agreement with them to list their home?

I understand that if I complete an appraisal assignment for a client/lender, I would not be able to discuss with the owner listing their home for sale.

Dear Anthony,
I think it would be a violation of the USPAP to try and get obtain a listing for a house you are appraising, regardless of who the client is.
